Selling Your Land

How does the process of selling my land to Solid Ground Sales work?

Share some basic information about your property, and our team will research it and prepare an offer. If we agree on a price, we will send you a purchase agreement and coordinate the next steps toward closing.

What types of land does Solid Ground Sales purchase?

We consider a wide variety of vacant land, including residential lots, rural acreage, recreational properties, and undeveloped land. We also evaluate properties with limited road access, no utilities, wetlands, steep terrain, or other development challenges. Every property is different, so we encourage you to contact us even if you're unsure whether your land qualifies.

Do you buy land in all 50 states?

We evaluate land in multiple states, with purchasing areas based on current opportunities. Send us the county and state where your property is located, and we will let you know if we are buying there.

Do I need to make any improvements before selling my land?

No. We evaluate land in its current condition. You do not need to clear trees, install utilities, or make improvements before requesting an offer.

Can I sell land that I have never visited or know very little about?

Yes. Many owners live far from their land or have limited information about it. Share what you know, and our team can research the property as part of the evaluation.

Property Evaluation & Offers

How do you determine the offer price for my property?

Our team reviews comparable property sales and listings, along with location, acreage, access, utilities, terrain, and potential development costs. These factors help us determine an offer for your specific parcel.

Why is your offer lower than my asking price?

Our offers reflect current market data and property-specific considerations, including the potential cost of preparing land for future use. If we have missed an improvement or important detail, please let us know so we can review it.

Is your offer negotiable?

Yes. We are happy to discuss your asking price and any information that may affect the property's value. Our team can review the details and determine whether an adjustment is possible.

Purchase Agreements & Due Diligence

Am I obligated to sell if I receive an offer?

No. Requesting or receiving an offer does not obligate you to sell. You can review the proposal and decide whether to move forward.

Why does your purchase agreement allow 90 days to close?

Our standard agreement provides up to 90 days to complete due diligence and coordinate closing. Depending on the property, this may include a survey, soil or percolation testing, and other assessments that require third-party scheduling.

Can you close sooner than 90 days?

Yes. Although our standard agreement allows 90 days, we currently aim to close within 30 to 45 days whenever possible. The actual timeline depends on the property, required assessments, and closing arrangements.

Why does Solid Ground Sales need the right to market my property?

We work with a network of builders and land buyers and may market or show the property while completing our review. This does not change your agreed purchase price, and our agreement is not contingent on finding another buyer before we purchase your property.

Can I have an attorney review the purchase agreement?

Absolutely. You are welcome to have an attorney or another trusted professional review the agreement before signing. If you have questions or would like to request a change, our team can discuss it with you.

Closing Costs & Payment

Are there any fees, commissions, or closing costs when selling my land?

Solid Ground Sales covers all standard closing costs, and there are no real estate commissions when you sell directly to us. The only exceptions are unpaid property taxes and outstanding HOA dues, which remain the seller's responsibility.

Who handles the closing of my property?

Our closing team coordinates with a title company or Attorney in the state where the property is located. The title company or Attorney prepares the required closing documents and facilitates the transaction.

How will I receive payment for my land?

Payment is handled exclusively through a title company or Attorney. We do not pay sellers directly in cash. The title company will explain the available payment methods and disbursement timing before closing, which usually include a wire transfer or cashier's check.

Do I need to be physically present at closing?

No! Many vacant land transactions can be completed remotely, depending on the property and applicable signing requirements. The closing company will explain whether electronic signing, mailed documents, or notarization is needed.

About Solid Ground Sales & Special Circumstances

Who is Solid Ground Sales, and why should I trust your company?

Solid Ground Sales is an experienced land buying company that has successfully closed thousands of real estate transactions across the United States. We work directly with property owners to provide competitive offers and make the selling process as straightforward as possible. All transactions are handled through reputable title companies, helping ensure a professional and secure closing process.

What steps does Solid Ground Sales take to prevent real estate fraud?

Real estate fraud is a growing concern, and we take protecting our sellers and their properties seriously. We work with reputable title companies that use identity verification technology and other security measures to confirm sellers’ identities and verify property ownership. These safeguards help prevent fraudulent transactions and ensure we’re working with the rightful property owners.

Can I sell inherited land?

Yes. We consider inherited land. The documents needed to complete a sale depend on how ownership was transferred and whether any estate matters still need to be resolved.

What if multiple people own the property?

We can work with properties that have multiple owners. All owners whose signatures are legally required will need to participate in the sale, and our team can help clarify the documentation needed.

Can I sell multiple properties to Solid Ground Sales?

Yes. If you own several lots or parcels, send us the details for each one. We can evaluate the properties and discuss available purchase options.
